SECTION I INTENT AND PURPOSE <br />Spirit Hills Center Sign Criteria is intended to provide guidelines for tenant identification that <br />will present an attractive image and complement the architectural integrity and continuity of <br />the business center. These criteria are intended to reduce clutter and provide strong, clear <br />identification of businesses. Spirit Hills Center shall have consistent sign criteria governing the <br />framework of sign plans used by each tenant to clearly and consistently identify them as a part <br />of the overall development. <br />SECTION II SIGN APPROVAL <br />A. Landlord <br />Design, content, and details of signs must be approved by the landlord and <br />the City of Lino Lakes prior to fabrication and erection of signs. Although <br />previous signing practiced by a tenant will be considered, they will not <br />necessarily govern the signage to be installed in this business center. <br />1. Tenant's sign contractor shall submit drawings and specifications to the <br />landlord for all purposed sign work. The drawings shall clearly show the <br />location of each sign on the facade of each elevation, including graphics, <br />color, construction, and attachment details. <br />2. All costs incurred in furnishing and installing of a sign shall be the full <br />responsibility of the tenant. Sign construction must be completed in <br />compliance with the instructions specified within these criteria. <br />3. Tenants are required to identify their premise with a sign specified within <br />this contract. <br />4. All tenant signs must be approved by the landlord prior to submittal for <br />city approval. <br />B. City of Lino Lakes <br />A licensed sign contractor shall be responsible for obtaining all city approvals <br />and sign permits. City approval does not imply or supersede the landlord's <br />approval. <br />SECTION III ALLOCATED SIGN AREAS <br />A. Exterior Sign Band <br />1. Tenant's major identification will be installed only onto the designated <br />sign band. <br />2. The tenant sign area constitutes that area near their front entrance and <br />rear wall of leased premises equal to lineal footage of the storefront. <br />3. All building units are allowed illuminated individual letters and logos on <br />raceways (like their storefront) on the rear wall of their building with the <br />exception of the convenience store/gas station. <br />2 <br />
