The area north of the evergreen trees is zoned for light industrial use and will remain zoned for that use. <br />29. A <br />combination of light industrial and/or neighborhood business development is anticipated east of 4th Avenue. <br />d. If a, b, or c were marked Yes, discuss any cumulative environmental impacts resulting from this project and the other <br />development. <br />The traffic issues and utility issues have been addressed in a feasibility study completed for the City of Lino Lakes in <br />February 1996. The City is reviewing the results of that study. <br />31. Other Potential Environmental Impacts If the project may cause any adverse environmental impacts which were not <br />addressed by items 1 to 28, identify and discuss them here, along with any proposed mitigation. <br />The proposed plan will impact wooded areas on the site. The plan includes saving existing trees along the northeast <br />property line as a buffer between the new school development and the light industrial development. The majority of the <br />existing pine trees along the south property line adjacent to Elm Street and south of the proposed baseball fields will be <br />preserved. Existing trees along the south property line and adjacent to the residential areas will remain. Selected trees <br />located between athletic use areas and in the no cut/no fill area will be saved. A tree preservation plan has been submitted <br />to the City for review. <br />32. SUMMARY OF ISSUES (This section need not be completed if the EAW is being done for EIS scoping; instead, address <br />relevant issues in the draft Scoping Decision document which must accompany the EAW.) List any impacts and issues identified <br />above that may require further investigation before the project is commenced. Discuss any alternatives or mitigative measures <br />that have been or may be considered for these impacts and issues, including those that have been or may be ordered as permit <br />conditions. <br />When construction is completed, the project will include the school and the athletic fields. The fields will be used for City <br />recreational programs when school is not in session. The impacts to the wetlands on the site will be addressed according to <br />the Wetland Conservation Act.
