PARTIES <br />DESCRIPTION OF <br />PREMISES <br />LEASE <br />THIS LEASE, made and executed this 9th day of <br />October , 19 95, by and between the City of Lino <br />Lakes, hereinafter called the Lessor, and the Lino Lakes <br />Senior Center, a Minnesota non-profit corporation, <br />hereinafter called the Lessee. <br />WITNESSETH: That in consideration of the payment of rent <br />and the keeping and performance of the terms and <br />conditions herein by Lessee, Lessor does hereby lease and <br />demise unto Lessee, the premises described as: <br />An area of approximately 1,750 square feet on the <br />west end of the City Hall building in Lino Lakes, <br />Minnesota, as outlined in red on the attached Exhibit <br />A. <br />TERM TO HAVE AND HOLD the premises for a term beginning on <br />the lst day of November , 1995 and ending on <br />RENT <br />USE <br />MAINTENANCE <br />the 31st day of October , 1996, on a year-to- <br />year basis thereafter. <br />Lessee shall pay rent for the premises in the yearly amount <br />of $ 1.00. Lessor agrees to pay all utility charges for heat, <br />electricity, water and sewer. <br />Lessee shall use and occupy the premises for senior citizen <br />activities only. Such use shall be non-exclusive and the <br />Landlord shall have the right to schedule the use of the <br />premises for other city activities, however, the Landlord will <br />make every effort to grant first priority to the activities of <br />the Lessee in using the premises. <br />Lessor shall, at its expense, make all necessary structural <br />repairs to the buildings and pertinent facilities. Lessee shall <br />make no alterations to the premises without the written <br />consent of the Lessor. <br />1 <br />
