INDEMNIFICATION Lessee shall hold Lessor harmless from and indemnify <br />Lessor against any and all liability, damage, Toss and <br />expense arising or resulting from the acts or omission of or <br />caused by Lessee or Lessee's employees, agents, guests, <br />assigns, visitors or licensees in, upon or about the demised <br />premises, the building or adjacent areas, including all <br />common areas or arising out of or related to the use and <br />occupancy of the demised premises or the business or <br />activity conducted with respect thereto, including interested <br />persons and property. <br />INSURANCE <br />TERMINATION <br />In order to protect itself and to protect the Landlord under <br />the indemnity provisions set forth above, Lessee shall, at <br />Lessee's expense, procure and maintain a general liability, <br />single or combined limit, occurrence/base comprehensive <br />general liability insurance policy with such endorsements <br />and such amounts as deemed acceptable to the Landlord. <br />Prior to or concurrent with the execution of this Lease, <br />Lessee shall file certificates or copies of such policy of <br />insurance with the landlord. <br />This Lease may be terminated by either the Lessor or the <br />Lessee with or without cause, upon sixty (60) days written <br />notice directed to the other party. <br />IN WITNESS WHEREOF, the parties hereto have caused these presents to be <br />validly executed in their respective names, as of the day and year first above -written. <br />LESSORS: LESSEE: <br />City of Lino Lakes Lino Lakes Senior Center <br />By: By: <br />Its: Mayor Its: <br />By: <br />Its: Clerk <br />2 <br />By: <br />Its: <br />
