)P....T,N;4t.V5ZSYN)MU tc <br />Progressive Engineering, 450 Apollo Drive, <br />Site Plan Review/Minot. ,_'v o <br />Progressive Engineering is planning to construct a 16, 000 square <br />foot office/manufacturing facility in the Apollo Business Park on <br />a'parcel of property approximately 2.5 acres in size. The property <br />is Zoned General Industrial and will be located immediately south <br />of the Fogerty/Custom Remodelers site. Along with the site plan <br />review, the developer is requesting approval of a minor subdivision <br />for this 2.5 acres parcel. A survey for this project is currently <br />being prepared and will be available for Council review. <br />The City's Economic Development Department has been working with <br />Progressive Engineering and would recommend approval of the <br />sroposd site plan and minor subdivision. The Company is owner <br />copied and has been located in Blaine forthe last 15 years. <br />They have a proprietary design for opticalCoatingsystems and. <br />contracts with companies such as Unisys and Federal Cartridge. <br />Progressive Engineering employs 20 people at this time and would <br />plan on adding approximately 2 employees per year. A future <br />expansion area is indicated on the plan and is planned within the <br />next five to ten years. <br />SITE FLAW REVIEW: <br />SETBACKS: The proposed building meets or exceeds the setback <br />requirements established by the Zoning Ordinance for the building <br />and the parking area. In addition, the building will be <br />prinklered as required by the UBC. <br />BUILDINFE GHT: The proposed structure will be 20' in height <br />which is below the 45' maximum height allowed in the GI Zoning <br />District. <br />GREENIAREA: A minimum of 10% green area is required by the <br />ordinance and will be exceeded at this time. We would advise the <br />applicant that this requirement must be adhered to concerning any <br />expansion of the site. <br />LANDSCAPING. A landscape plan has been provided and is currently <br />being reviewed for species type and suitability by our City <br />
