AGENDA ITEM V D <br />STAFF ORIGINATOR: Mary Kay Wyland <br />DATE: 6/7/96 <br />TOPIC: Blue Heron II, Apollo Drive, Site Plan Review <br />BACKGROUND: <br />The Blue Heron I1 project involves the construction of a 35,000 -square foot <br />building just west of the newly constructed Blue Heron Phase I building. It will <br />contain 11,600 square feet of office space and 23,400 square feet of warehouse <br />space. The property is located in the Apollo Business Center which is zoned <br />Light industrial. Office and warehousing are permitted uses within this zoning <br />district. <br />It is the developer's intent to offer space for rent in 3,500 square foot increments. <br />A dock area is provided to access the warehousing portion of the building. This <br />phase also requires a minor subdivision and site plan review. <br />MINOR SUBDIVISION: <br />The developer is also requesting a minor subdivision that will create a 3.1 -acre <br />parcel. Staff has reviewed this request and would recommend approval. The <br />minimum lot size requirement in the Light Industrial Zoning District is '1 acre with <br />100' of lot width. The proposed subdivision will exceed the zoning requirements. <br />Additionally, the developer will be required to provide park dedication consistent <br />with our Park Dedication Ordinance. A certificate of survey should be provided <br />prior to City Council action of this subdivision. <br />SITE AND BUILDING PLAN REVIEW: <br />SETBACKS: The building is proposed to be constructed 50 feet from Apollo <br />Drive, which meets the required setback from an arterial or collector roadway. <br />BUILDING EXTERIOR: The proposed building exterior is rock face block and <br />breakoff block design to match the construction used in Phase I. <br />BUILDING HEIGHT: The office and warehouse area will be 20' feet clear. <br />GREEN AREA: A minimum of 10% green area is required by the Zoning <br />Ordinance. The site plan shows a 16% green area. <br />
