PLANNING & ZONING BOARD <br />April 12, 1995 <br />Mr. Brixius expressed concern that the protected <br />covenants set forth for the Airpark may not apply to the <br />development, due to the lot size difference and other <br />differences. He would feel more comfortable if the <br />covenants were more precise regarding the new <br />development. <br />Chair Schaps inquired as to the phasing plan. Mr. John <br />Johnson indicated the goal of the developer is to start <br />grading in July creating 55 lots in the first phase, with <br />the second addition of 60 lots to begin in 1997. <br />Chair Schaps asked about the neighborhood meeting. Mr. <br />John Johnson indicated no negative comments or concern <br />arose during the meeting, in fact some neighbors wished <br />to be included in the development. <br />Chair Schaps indicated he agreed with setting forth more <br />specific language regarding hanger size, and also <br />location on the lot. Mr. John Johnson indicated it may <br />be difficult, since the market is unknown. <br />Mr. Gary Uhde indicated in their covenants of the <br />Association, no one other than the owner may use the <br />hangers. <br />Chair Schaps inquire if measures were being taken to <br />prevent any arguments of disclosure in the future. Mr. <br />Uhde stated in all advertisements, all documentation it <br />will fully disclose the location of the lots near an <br />Airpark and the responsibilities of the new buyer. He <br />indicated that copies of the purchase agreement will be <br />on file with the City Administrator, Mr. Uhde's office <br />and the Airpark Association, so no litigation would arise <br />in the future. <br />Mr. Herr asked regarding noise levels. Mr. John Johnson <br />indicated this is not a concern. <br />Mr. Bill Johnson asked regarding fuel storage. Mr. John <br />Johnson indicated there is no fuel storage at this <br />location. Mr. Bill Johnson inquired if a resident would <br />keep fuel in their hanger. Mr. John Johnson indicated it <br />would be very costly due to insurance. <br />Chair Schaps inquired as to an anticipated price range <br />for lots and homes. Mr. Uhde indicated lot rates would <br />range from $27,000 outside the Airpark to $60,000 within <br />the Airpark. He noted home packages would range from <br />$125,000 to $200,000. <br />Johnson made a MOTION to CLOSE the Public Hearing, and <br />was supported by Al Robinson. All voted aye. Motion <br />carried. The Public Hearing closed at 8:29 p.m. <br />8 <br />
