PLANNING & ZONING BOARD <br />JUNE 14, 1995 <br />Chair Pro -Tem Robinson called a brief recess at 8:00 p.m. <br />Chair Pro -Tem Robinson reconvened the meeting at 8:08 <br />p.m. <br />C. 95-19-P, Harvey Meredith, 8301 20th Avenue, Minor <br />Subdivision. <br />Planning Coordinator Wyland presented a brief staff <br />report regarding the request for a minor subdivision. <br />Ms. Wyland indicated Mr. Meredith owns approximately 30 <br />(29 +/-) acres he wishes to subdivide into three building <br />sites. She noted the property is zoned rural and would <br />require 10 acres minimum lot size. Mr. Meredith is, <br />therefore, requesting a variance for .6 acres in lot area <br />for one parcel. <br />Ms. Wyland reviewed the findings the City must make in <br />order to grant a variance. <br />Ms. Wyland indicated staff would recommend the denial of <br />a subdivision into three parcels, but approval of a split <br />of the property into one 10 acre parcel and one 19.4 acre <br />parcel. She noted the Park Dedication fees shall be <br />required for the newly created lots to be collected at <br />the time the deed is signed by the City for recording <br />with the County, this amount would be $500 per lot. <br />Chair Pro -Tem Robinson inquired if there was a home <br />located on the small five acre site next to this <br />property. Ms. Wyland believed there is a home on that <br />property and NSP services, but there is no home on the <br />proposed property. <br />Mr. Schones inquired as to how long the requirement of 10 <br />acres has been in effect. Mr. Brixius indicated the <br />ordinance was adopted in 1992, as required by the state. <br />Mr. Schones inquired as to why Columbus Township does not <br />have the same requirement regarding lot size. Ms. Wyland <br />indicated it was due to the fact that it is a Township. <br />Mr. Powell indicated Columbus Township is not required to <br />comply because it is not part of the Metropolitan Urban <br />Service Area. <br />Mr. Schones inquired if any entity not a township is <br />required to comply. Mr. Powell indicated even more <br />important is when MUSA land is involved or Met Council <br />requirements. <br />Mr. Schones expressed concern the City may be limiting <br />themselves with requiring the 10 acre lot size. <br />10 <br />
