The property is Zoned CB, Central Business District, <br />and is 31,761 square feet in area or .729 acres. A site plan <br />review is required for any commercial construction. <br />The building is proposed to be 2,708.44 square feet in area. A <br />typical Dairy Queen Mansard roof is proposed. The a terior <br />finished is proposed as face brick, 4" Lap Siding and a*terior <br />grade plywood. <br />Setbacks: The proposed building is designed to meet the setback <br />requirements of the Zoning Code. A 40' setback off Lake Drive is <br />proposed with a 15' setback for the parking area off James Street. <br />The drive-through lane, however, is shown as 5' from the property <br />line and a 10' setback is required. We would recommend that the <br />10' setback be maintained and those waiting for service be directed <br />toward the parking area on the east side of the building. <br />Building Height: A maximum height of 45' is allowed by the Zoning <br />Ordinance. The proposed building is well within this requirement. <br />Green Area: The Zoning Ordinance requires a minimum green area of <br />15%, 34.6% is being provided. <br />Landscaping: A landscaping plan has been provided and will be <br />reviewed by the City Forester to insure durability of species. The <br />Ordinance provides for buffering where a commercial property abuts <br />a residential district. Along the east property line a stand of <br />Norway Pine existing that will screen the site from the adjoining <br />residential area. The south property line is also screened with an <br />existing stand of trees that separate the property in question from <br />the His & Her's Beauty Shop to the south. <br />Aesthetic Compatibility: The proposed construction will be a <br />welcome addition to the Central Business District. The existing <br />building is to be removed and the new construction should greatly <br />enhance the looks of the area. <br />Off -Street Parking: The property owner is proposing approximately <br />28 parking stalls, with 1 handicapped stall. The City's Parking <br />Ordinance provides the following: <br />Restaurant: 10 spaces/1,000 sq. ft. of dining area <br />plus one space/employee/shift <br />Drive In: 30 space/1000 sq. ft. of gross area <br />- <br />
