To determine the compatibility of the proposed use, it is considered <br />beneficial to examine existing and anticipated land uses which surround the subject <br />properly. In <br />recognition of such use, major concerns exist in regard to compatibility and safety related <br />issues which could result from the proposed adjacent multiple family use. Prior to offering <br />specific recommendation on this matter, contact should be made with the Federal Aviation <br />Administration (FAA) to determine any flight zone restrictions which may apply. <br />Performance Standards. As part of future processing and future development upon the <br />subject site, the site would be required to meet all applicable City performance standards. <br />Property Values. While multiple family housing upon the subject property is not expected <br />to lower area property values, such use may not generate a tax base equal to that which <br />would result from commercial use of the property, <br />f he applicant has indicated that attempts have been made to market the subject property <br />for commercial use, and that the requested zone change responds to area market demand. <br />The questions relating to property tax return on the property is considered a policy matter <br />to be determined by City officials. While the site's zoning may influence property tax <br />return; the requested R-3 zoning is not expected to adversely impact area property valves_ <br />Traffic.
