NOV-03-1995 09:24 <br />NAC 612 595 9837 P.16 <br />prepared by the Institute of Transportation Engineers, multi -,family (condominium) type <br />developments average 5.2 trip ends per unit. Considering that the R-3 Zoning District <br />allows a maximum of eight dwelling units per acre, it is anticipated that a maximum of 280 <br />trip ends per day could be generated_ <br />The City Engineer should provide comment and recommendation as to the ability of Aqua <br />Lane and the Lake Drive/Aqua Lane intersection to accommodate such traffic volumes. <br />Public Services_ As part of the rezoning consideration, findings should be made that the <br />proposed use will not overburden the City's public service capacity. The subject site lies <br />within the Metropolitan Urban Service Area (MUSA). Multiple family residential use of the <br />subject property is not expected to overburden the City's service capacity_ <br />Utilities will be available to the site through the utility extension from Marshan Townhomes. <br />This item will be subject to review and recommendation by the City Engineer_ <br />CONCLUSION <br />The proposed multiple family use is not consistent with the City's land use plan or adopted <br />City policy of preserving commercially zoned land within the City. Such land use may, <br />however, be deemed acceptable as a land exchange in consideration of a pending <br />commercial zoning application north of the subject property. <br />At this time, we recommend a tabling of the request until such time as the events listed in <br />the Executive Summary of this report occur. <br />pc: Randy Schumacher <br />ll.-JTA!
