P74:C Northwest Associated Consultants, Inc. <br />URBAN P L A N N I NG • DESIGN • MARKET RESEARCH <br />PLANNING REPORT <br />TO: Mary Kay Wyland <br />FROM: Bob Kirmis/Alan Brixius <br />DATE: 30 December 1993 <br />RE: Lino Lakes - Behms Century Farm <br />FILE NO: 194.01 - 93.06 <br />EXECUTIVE SUMMARY <br />Background <br />Mr. Gary Uhde has submitted a plan to develop a + 153 lot single <br />family subdivision entitled Behms Century Farm. The proposed <br />subdivision overlays approximately 94.5 acres of land located north <br />of County Road 153 (Lilac Street) and east of County Road 531 <br />(Sunset Road) . <br />To accommodate the proposed development, the following approvals <br />have been requested at this time: <br />1. Comprehensive Plan Amendment (Land Use Plan, MUSA boundary and <br />Sewer Plan). - <br />2. Rezoning (from R, Rural to R-1, Single Family Residential). <br />3. Concept Plan. <br />In considering any Comprehensive Plan amendment or rezoning, the <br />Planning Commission and City Council should base their decision <br />solely upon its impacts in relationship to the following criteria: <br />1. The proposed action has been considered in relation to the <br />specific policies and provisions of and has been found to be <br />consistent with the official City Comprehensive Plan. <br />2. The proposed use is or will be compatible with present and <br />future land uses of the area. <br />3.
