B. The Trappers Crossing preliminary plat subject to the <br />following conditions: <br />1. The applicant demonstrate the buildability of Lot 6, <br />Block 3 through the submission of building plans. <br />2. The forthcoming final plat include ten foot wide utility <br />easements centered on rear and other lot lines. Drainage <br />easements should also be placed over the site's wetlands. <br />This item should be subject to further comment by the <br />City Engineer. <br />3. The wetland in the southeastern corner of the plat and a <br />strip 15 feet wide trail corridor (above the OHWL) be <br />formally dedicated as park land. <br />4. Fifteen foot wide trail corridors are provided between <br />Lots 19 and 20, Block 1 and Lots 43 and 44, Block 5. <br />5. In conjunction with the said trail corridor <br />establishment, Lots 43 and 44, Block 5 are reconfigured <br />to provide an additional 15 feet of depth. <br />6. Lot 10, Block 1 and Lot 20, Block 2 are reconfigured such <br />that approximately 20 feet of additional rear yard lot <br />width is provided. <br />Lots 15 and 21, Block 1 are reconfigured to provide <br />widths not less than 85 feet. <br />7. <br />8. <br />9. <br />A grading and drainage plan is submitted <br />review and approval by the City Engineer. <br />A utility plan is submitted subject to <br />approval by the City Engineer. <br />10.
