Blocks. According to the City Subdivision Ordinance, the maximum <br />length of blocks shall be 1,500 feet. Blocks over 900 feet long <br />may require pedestrian ways near the center of the block. At <br />approximately 2,320 feet in length, the southern border of Block 5 <br />significantly exceeds the City's maximum block length requirements. <br />Given the site's wetland containment, however, the proposed lot <br />width is considered justifiable. <br />Setbacks. Within R -1X Districts, the following setbacks are <br />imposed: <br />Front Yard <br />Side Yard <br />Rear Yard <br />Required Setback <br />30 feet <br />10 feet <br />30 feet <br />Generally speaking, the proposed lots demonstrate an ability to <br />meet applicable R -1X setbacks. As stated previously, an assurance <br />must be provided that all lots provide buildable areas suitable for <br />R -1X home sizes. <br />Lot Configuration. Generally speaking, the proposed lot <br />configuration is considered positive and responds well to site <br />design parameters (i.e., wetlands, slopes, etc.). <br />One concern which does exist, however, relates to the configuration <br />of Lot 10, Block 1 and Lot 20, Block 2 which hold extremely narrow <br />rear yards. To improve the general buildability of the said lots, <br />it is recommended that they be reconfigured to provide + 20 feet <br />additional feet of rear yard width. <br />Lot Area. According to established City policy, lot area <br />calculations must exclude unbuildable areas (i.e., wetlands). <br />Within R -1X Zoning Districts, a minimum lot area of 12,825 square <br />feet is required. In review of the submitted preliminary plat, the <br />following lots fail to provide 12,825 square feet of buildable lot <br />area: <br />Buildable Area <br />Block 1 <br />Lot 6 <br />Lot 15 <br />Lot 27 <br />Block 5 <br />Lot 4 <br />Lot 5 <br />* Lots contain wetlands <br />12,600 sq. ft. <br />12,600 sq. ft.* <br />12,600 sq. ft. <br />12,600 sq. ft.* <br />12,600 sq. ft.* <br />Considering the physical limitations of the site and the degree of <br />lot area deficiency (± 200 square feet) , the proposed lot areas are <br />considered acceptable via the provisions of the PDO. <br />5 <br />
