Lot Width. According to the Zoning Ordinance, a minimum lot width <br />of 90 feet for interior lots and 115 for corner lots is required in <br />R -1X Zoning Districts. Considering that the subdivision's overall <br />density is consistent with R -1X density requirements and that the <br />site's wetland containment establishes design limitations, some lot <br />width flexibility may be granted via the PDO. To be specifically <br />recognized, however, is that the PDO application (and subsequent <br />lot width flexibility) is not intended to challenge the integrity <br />of the R -1X Zoning District provisions. <br />In review of the preliminary plat, the following lots have been <br />found to present widths less than that required in the R -1X <br />District: <br />Block 1 <br />Lot 1* <br />Lot 14 <br />Lot 15 <br />Lot 21 <br />Lot 29* <br />Block 3 <br />Lot 1* <br />Lot 3 <br />Lot 4 <br />Block 5 <br />Lot 6 <br />Lot 50* <br />* Corner Lots <br />Lot Width <br />100 feet <br />85 feet <br />80 feet <br />80 feet <br />100 feet <br />105 feet <br />85 feet <br />85 feet <br />85 feet <br />100 feet <br />While the PDO is intended to provide a degree of lot width <br />flexibility, it is believed that the proposed 80 foot lot depths <br />challenge the integrity of the property's R -1X zoning designation. <br />In this regard, it is recommended that Lots 15 and 21, Block 1 be <br />expanded to present widths not less than 85 feet. <br />Lot Depth. According to the Zoning Ordinance, lots within R -1X <br />Zoning Districts must be provided at least 135 feet of depth. For <br />double frontage lots, a minimum depth of 145 feet is required. <br />Generally speaking, the vast majority of proposed lots conform to <br />R -1X District lot depth requirements.
