4D1 37-1:A4 <br />Northwest Associated Consultants, Inc. <br />URBAN P L A N N I N G • D E S I G N - M A R K E T RESEARCH <br />PLANNING REPORT - ADDENDUM <br />TO: Mary Kay Wyland <br />FROM: Bob Kirmis/Alan Brixius <br />DATE: 7 July 1994 <br />RE: Lino Lakes - Trappers Crossing Preliminary <br />Plat Design Alternative <br />FILE NO: 194.01 - 94.02 <br />EXECUTIVE SUMMARY <br />Background <br />In May of this year, Hokanson Development Inc. requested <br />preliminary plat approval of a 124 lot single family subdivision <br />entitled Trappers Crossing. The 72.4 acre site on which the <br />subdivision is proposed lies south of Birch Street between Holly <br />Drive and 12th Avenue South. To allow a degree of design <br />flexibility within the subdivision, the applicant had requested a <br />combination R-1X/PDO - Planned Development Overlay Zoning <br />Designation. Such designation was intended to recognize the site's <br />contained wetlands and provide some degree of flexibility in regard <br />to lot size and width. <br />In its original consideration of the Trappers Crossing preliminary <br />plat, the Planning Commission denied approval of the PDO zoning and <br />requested that the applicant prepare a plat design alternative <br />which responds strictly to the subject property's R -1X zoning <br />designation.
