Lot Performance Standards. Within the design alternative, all <br />proposed lots have been found to meet or exceed the following R -1X <br />minimum lot area, width and depth requirements. <br />Requirement <br />Lot Area 12,825 square feet <br />Lot Width <br />Interior 90 feet <br />Corner 115 feet <br />Lot Depth 135 feet* <br />* 145 foot lot depth required for double frontage lots. <br />Setbacks. Within R -1X districts, the following setbacks are <br />imposed: <br />Front Yard <br />Side Yard <br />Rear Yard <br />Required Setback <br />30 feet <br />10 feet <br />30 feet <br />All proposed lots demonstrate an ability to meet applicable R -1X <br />setbacks as identified above. <br />Wetlands. The configuration of the site's wetlands on the plat <br />design alternative differ slightly from those depicted on the <br />previous preliminary plat submission. Of specific issue is the <br />wetland(s) located along the site's southern border. As a <br />condition of plat approvali this issue should be resolved. <br />As required by the City Zoning Ordinance, all wetlands must be <br />delineated by the Army Corps of Engineers, Minnesota Department of <br />Natural Resources, or persons recognized as qualified by such <br />agencies. In addition, the plat must be subject to review by the <br />Rice Creek Watershed District. <br />Streets. Generally speaking, the proposed street configuration of <br />the preliminary plat design alternative is highly similar to that <br />shown on the previous plat submittal. To accommodate R -1X lot <br />width provisions, however, some slight modifications to the street <br />configuration have taken place. <br />4 <br />
