8. A grading and drainage plan is submitted subject to review and <br />approval by the City Engineer. <br />9. Such plan should <br />identify specific methods of screening the site's perimeter <br />from adjacent rural uses (i.e., plantings, fencing, berming). <br />11. If applicable, a phasing plan is submitted subject to City <br />approval. <br />12. Comments from other City staff. <br />ISSUES ANALYSIS <br />Lot Configuration. The preliminary plat design alternative <br />reflects the strict provisions of the property's R -1X zoning <br />designation. Generally speaking, the proposed lot configuration is <br />highly similar to that shown on the previously submitted <br />preliminary plat (see Exhibits A and B). Adherence to the R -1X lot <br />provisions has, however, resulted in a reduction in the total <br />number of lots within the design alternative.
