Lot size. the site is zoned G -I, General Industrial with the <br />following minimum lot standards: lot area - 3 acres, lot width - <br />200 feet. The proposed UDOR lot was sized to accommodate the <br />ultimate development of a 12,000 square foot industrial building. <br />The proposed size of the UDOR parcel is 1 acre with a lot width of <br />215 feet. The City has approved lot area variances in conjunction <br />with its approval of the UDOR site plan. <br />Site Access. The site fronts on Apollo Drive. Access will be <br />provided by a shared driveway arrangement recommended by the <br />County. To accommodate the shared access, an access easement must <br />be provided along the length of the shared lot line between Parcels <br />A and B. The easement must be provided by the City as a separate <br />document which will be recorded with the property. <br />Utilities. Both sanitary sewer and water are available via the <br />newly improved Apollo Drive. <br />Easements. The Lino Lake Subdivision Ordinance requires the <br />establishment of utility easements along all property lines. The <br />minor subdivision should illustrate 10 foot utility and drainage <br />easements along all lot lines. <br />Recording Documents. The submission document to date represents <br />only a concept for the minor subdivision. If approval is given, a <br />formal survey must be prepared in a manner that the subdivision can <br />be recorded at Anoka County. <br />CONCLUSION <br />In the absence of a plat for the entire industrial park, the <br />Planning Commission is requested to approve minor subdivision that <br />will create a one acre site for UDOR USA. This will allow the City <br />to convey this lot to this industry on July 28th.
