Recommendation <br />Based on the following review, <br />the Pine Ridge 3rd Addition <br />following conditions: <br />our office recommends approval of <br />Preliminary Plat subject to the <br />1. The subdivis is reconfigured such that Lots 1 and 2, Block <br />1 are prod internal access from the subdivision. This <br />issue should be subject to further comment by the City <br />Engineer. <br />2. The City Engineer provide comment/recommendation in regard to <br />right-of-way dedication associated with Ware Road and the need <br />for a financial security for the eventual upgrading of Ware <br />Road <br />3. The side lot line separating Lots iF and 1, Block 1 is <br />reconfigured to lie radial to the adjacent cul-de-sac. <br />4. The subdivision's cul-de-sac is specifically named. Such <br />street name shall be subject to City approval. <br />5. The proposed wetland mitigation plan is subject to approval by <br />the Army Corps of Engineers and Rice Creek Watershed District. <br />6. The lot layout shown on the submitted grading and drainage <br />plan is changed to match the lot configuration shown on the <br />preliminary plat. The grading and drainage plan shall be <br />subject to review and approval by the City Engineer. <br />7. A utility plan is submitted subject to review and approval by <br />the City Engineer. <br />8. Ten foot wide utility easements are provided along rear and <br />other lot lines. This issue should be subject to .comment/ <br />recommendation by the City Engineer. <br />9. The City Engineer provide comment/recommendation in regard to <br />drainage easement establishment. <br />10. The City Park Board provide comment/recommendation in regard <br />to park and trail dedication. <br />11. Comments from other City staff. <br />2 <br />
