ECONOMIC <br />DEVELOPMENT <br />ECONOMIC DEVELOPMENT <br />TO: Lino Lakes Planning Commission <br />FROM: Brian Wessel <br />DATE: 10 August 1994 <br />RE: Apollo Business Park - UDOR U.S.A. Replat <br />EXECUTIVE SUMMARY <br />Background <br />The City of Lino Lakes has been working with UDOR U.S.A. to have them locate their <br />industrial facility within the City. In June the City approved a lot area variance and a <br />site plan for UDOR U.S.A. to locate in the Apollo Business Park. The City is now <br />scheduled to sell the land to UDOR U.S.A. the week of July 15, 1994. <br />The replat provides the legal description required for the sale by the City of Lot 1, <br />Block 2 to UDOR U.S.A. The purpose of the replat is to redefine property lines, vacate <br />existing easements, and clarify legal descriptions this parcel and the remaining land. <br />Recommendation <br />To facilitate the sale of a one -acre lot to UDOR U.S.A., the Planning Commission is <br />requested to approve the Apollo Business Park replat. In review of the proposed <br />Apollo Business Park plan, we recommend approval of the replat subject to the <br />following conditions: <br />1. To allow maximum flexibility for marketing the site, grading plans should be left to <br />the individual site users. The site grading plan for UDOR U.S.A. is to be reviewed and <br />approved by the City Engineer. <br />2. Driveway access as per the joint powers agreement with Anoka County is limited <br />to "not more than one access on each side of the roadway in each 600 feet of <br />length," not including roadways. Consequently, the City has developed an access <br />easement for the driveway to run the length of the lot line between Lot 1, Block 2 and <br />1189 MAIN STREET, LINO LAKES, MINNESOTA 55014 (612) 464-5562 <br />
