Nelson Engineering) according to the City of Lino Lakes <br />Subdivision Application Checklist and Engineering Standards, and offer the following <br />comments: <br />Sanitary Sewer <br />1. Each of the proposed townhome units shall be serviced individually. <br />2. The plan should provide sanitary sewer service to the exception area adjacent to <br />Lake Drive and north of the proposed general business zoning area. <br />• 3. The proposed sanitary sewer line extension along Stagecoach Trail across Aqua Lane <br />should be deleted. The existing forcemain and gravity sanitary sewer outlet for the <br />Marshan Lake Townhome project will be at its capacity when this development is <br />completed. No additional sanitary sewer capacity is available for future development <br />to the south of Aqua Lane along this route. The feasibility report for the Marshan <br />Lake Townhome project should consider the impacts of the development on sanitary <br />sewer capacity for this area. <br />Watermain <br />1. <br />Each of the proposed townhome units shall be serviced individually. <br />2. The plan should provide watermain service to the exception area adjacent to Lake <br />Drive located to the north of the proposed general business zoning area. <br />3. The 1991 City of Lino Lakes Comprehensive Water study delineates 12 -inch trunk <br />watermain lines along the western border (Lake Drive) and southern border (Aqua <br />Lane) of the Marshan Lake Townhome project.
