As part of the Wenzel Farms Townhome project (located to the west of the Marshan <br />Lake Townhome project), an eight -inch watermain stub was constructed on the west <br />side of Lake Drive at Aqua Lane. This eight -inch watermain stub should be <br />connected to the Marshan Lake Townhome water system to provide increased water <br />pressure, flow and system reliability (this will require jacking across Lake Drive). <br />Storm Sewer <br />1. The developer's engineer should provide OSM with the preliminary internal storm <br />sewer system calculations for review. The internal storm sewer system should <br />conform to the requirements of the City of Lino Lakes' Local Water Management <br />Plan. Some of the items listed in the Local Water Management Plan that will affect <br />the Marshan Lake Townhome project are listed as follows: <br />Ponding areas around urban construction shall be designed for the 100 -year, <br />24-hour, Type II rainfall distribution. <br />Minor drainage systems shall be designed using a 10 -year frequency rainfall. <br />The permanent pool volume in the sediment basin should be greater than or <br />equal to the volume of runoff from a 2.5 -inch rain storm. The sediment basin <br />located on the west side of Stagecoach Trail does not meet this requirement. <br />2. The spot elevations shown in the storm water outlet ditch, located along the north <br />property line, reflect backflow and will need to be revised. <br />3. The plan will need to be revised to provide adequate cover over the proposed storm <br />sewer line which drains from the 24 -inch Lake Drive culvert to the outlet ditch in the <br />park area along the north property line of the Marshan Lake Townhome Project. <br />4. Along with the reconstruction and widening of Aqua Lane, storm sewer will be <br />required to pick up surface runoff along Aqua Lane. <br />5. The grading shown for the driveway located on the north side of Block 12 will <br />require that storm sewer be constructed in this area to accommodate the storm water <br />drainage. <br />Streets <br />1. The main entrance into the Marshan Lake Townhome Project will be Aqua Lane. <br />Currently, Aqua Lane is a 24 -foot wide bituminous rural section roadway. This <br />section of Aqua Lane will not be able to accommodate the projected traffic demands <br />for the Marshan Lake Townhome Project.
