Nelson Engineering with the latest revision date of September 19, 1994. Our comments <br />are as follows: <br />Sanitary Sewer: <br />I . Sanitary sewer services are to be provided to all lots within the subdivision. Services should also <br />be extended to lots abutting the improvements which are buildable or already have houses built. <br />2. The existing house on Block 2, Lot 1, cannot be served by these improvements as it exists. <br />3. Areas near the upstream end of the proposed extensions will require insulation. <br />Watermain: <br />1. Water services are to be provided to all lots within the subdivision and to those lots abutting the <br />improvements which are buildable or have houses built <br />2. The watennain should be extended to the south edge of the plat along Baldwin 1 -Ake Road with a <br />hydrant placed at the end for flushing purposes. <br />Storm Sewer: <br />1. Drainage easements must be provided along the side and rear lot lines within Block 1 <br />2 The City requires a minimum culvert size of 18", the pipe crossing Baldwin lake Road should <br />reflect this. <br />3. The discharge rare from the detention pond must be controlled. The impact of this discharge onto <br />the adjoining property must be determined. <br />4. Drainage computations and storm sewer design must be reviewed and approved by TKDA and the <br />Rice Creek Watershed District to verify compliance with applicable drainage requirements. <br />5. The silt fence placement locations for erosion control should be more clearly labeled. <br />
