the County for roadway purposes. The County is agreeable to <br />allowing the landscaping within the road right-of-way, however, <br />this may not be counted toward the 10 percent requirement. <br />As previously mentioned City Ordinance requires landscaping between <br />parking areas and road right-of-ways, and parking areas and <br />residential homes. 'These green buffer areas should provide the <br />necessary 10 percent requirement. <br />Landscaping/Suffering. The applicant has not submitted a landscape <br />plan. As mentioned above, a revised plan should be submitted <br />showing landscaping between the parking area and Highway 49, and <br />the landscaping within the road right-of-way. <br />c cma.ation. Generally speaking, the proposed circulation pattern <br />appears well conceived. There appears to be adequate "backing <br />space" for care moving in and out of their parking spaces. Also, <br />there are four (4) access points to the site, making getting in and <br />out of the site relatively easy. To ensure proper site <br />circulation, all off-street parking stalls should be designated via <br />striping. <br />Access. The subject site may be accessed from four locations. <br />There are three access points from County road J, and one from <br />State Highway 49. <br />Loading Xrea. An off-street loading area is not shown on the site <br />plan. As a condition of site and building plat review, designated <br />loading areas should be identified. Such loading areas should have <br />ample maneuvering space and be accessible to anticipated delivery <br />vehicle types. <br />Trash, Trash handling areas are not indicated on the proposed site <br />plan. According to the ordinance, all, waste, refuse or garbage <br />must be properly contained in a closed container designed for such <br />purposes. <br />Lighting. The site plan does not indicate whether lighting is to <br />be provided to illuminate off-street parking areas. If such <br />lighting is to be provided, specific light standard locations <br />should be illustrated on the site plan. .The Zoning Ordinance <br />stipulates that any lighting used to illuminate off-streetarking <br />areas must be arranged to reflect light away, from adjoining <br />property. <br />Gra4ing &;.Dr,,, ainage <br />drainage plan. <br />rov'ide :.comment <br />The applicant has not submitted a grading and <br />The City Engineer should inspect the Site, and <br />in regard to drainage. <br />
