The proposed addition will not further encroach into the existing <br />setback. The proposal will enhance the aesthetic quality of the <br />building, which is a positive for the City of Lino Lakes, as the 49 <br />Club serves as the "Gateway" into the Southwestern portion of the <br />City. <br />Par1Ungs„ Parking requirements for the 49 Club are ten (10) spaces <br />per 1000 square feet of gross floor area. Given the 5,541 square <br />foot area of the Tavern, the 49 Club is required to provide 55 <br />parking spaces. As shown on the Site Plan, 58 spaces are provided. <br />The applicant is proposing a joint parking arrangement. Section <br />8., Subd. 3, (8) of the Zoning Ordinance states that joint parking <br />facilities are an allowable use within the GB zoning district, <br />provided that adequate parking is available for the subject use. <br />Twenty-six (26) spaces are proposed on the subject site, while <br />thirty-two (32) spaces are proposed on the adjacent property to the <br />west. <br />Section 8., Subd. 4, (6) of the Zoning Ordinance states that when <br />off-street parking area for six (6) or more cars is adjacent to the <br />setback from a street, a curb or fence not over four feet in height <br />shall be erected along said setback line for the length of the <br />parking area and grass or planting shall occupy the space between <br />the roadway and curb or fence. In addition, these parking areas <br />must be set 15 feet back from road right-of-ways, and 5 feet away <br />from residential areas. The site plan does show the required <br />barrier of green space, along State Highway 49. <br />However, due to the recent taking of additional right-of-way, the <br />fifteen foot buffer is not provided along County Road J. Also, a <br />5 foot buffer is not shown next to the residential property north <br />of western parking lot. Adjusting the site plan to accommodate the <br />above may result in a loss of 14 parking spaces. However, there <br />appears to be adequate space on the two sites to rearrange the <br />parking areas, and still meet all the required setbacks and <br />required number of parking stalls. <br />puildincr, e.ght.
