t-4 O ti f - _-- L rt n N 1 4 = Ci P_ <br />Recommendation <br />Based on the following review, our office recommends site and <br />building plan approval of the Greenhaven Press proposal subject to <br />the following conditions: <br />Approval of a minor subdivision necessary to create the <br />development site. <br />2. The site plan is revised to illustrate a handicap off-street <br />parking stall. <br />3. The site plan is revised to illustrate an ability to provide <br />ample off-street parking for Phase 1I of the development. <br />4. The site plan is modified to illustrate all exterior trash <br />handling areas. All refuse must be properly contained in a <br />closed container and screened from. view of adjacent properties <br />and public rights-of-way. <br />5. The site pian is modified to illustrate all exterior lighting <br />locations. Per the Ordinance, all lighting used to illuminate <br />an off-street parking must be arranged to reflect light away <br />from adjoining property and public rights-of-way. <br />6. All site signage comply with applicable L -I District signage <br />requirements. <br />7. A grading and drainage plan is submitted subject to approval <br />by the City Engineer. <br />8. Comments from other City staff. <br />ISStS ANALYSIS <br />Zoning. The subject site is zoned L -I, Light Industrial. L -I <br />District provisions provide for a carryover of permitted uses <br />within commercial zoning districts. As such, publishing/printing <br />establishments are permitted uses within L -I Zoning Districts. <br />Minor subdivision. To accommodate the proposed development, it <br />will be necessary to subdivide the subject 2.1 acre development <br />site from the balance of the Apollo Business Center property. <br />According to Section 1001.02 (13) of the Subdivision Ordinance, a <br />minor subdivision is defined as a subdivision which results in four <br />or fewer parcels from one or two existing parcels. As such, the <br />proposed lot division qualifies as a minor subdivision subject to <br />applicable processing requirements. <br />
