P- IJ ',' - t - _ M o t-1 1 .4 _ <br />As a condition of minor subdivision approval, the applicant should <br />submit a property survey which identifies existing and proposed <br />property lines as well as proper right-of-way dedication for Apollo <br />Drive. The proposed minor subdivision shall be subject to all <br />applicable provisions outlined in the City Subdivision Ordinance. <br />Lot Area Rquirement,. According to the Zoning Ordinance, lots <br />within L -I Zoning Districts must not be less than one acre in area <br />and 150 feet in width. At 2.1 acres in area and 275 feet in width, <br />the subject property complies with applicable L -I lot area <br />requirements. <br />Setbacks. As shown on the submitted site plan, the subject <br />property is to be accessed via a shared driveway from Apollo Drive. <br />The shared access arrangement responds to the recommendations of <br />the Anoka County Highway Department. At 24 feet in width, the <br />proposed driveway access is considered acceptable. <br />Buijdiziu Height „ According to the Zoning Ordinance, no building <br />within an L -I Zoning District may exceed 45 feet in height. As <br />shown on Exhibit F, the proposed publishing facility measures 22 <br />feet in height and complies with the stated Ordinance standard. <br />Building Coverage, Within the L -I Zoning District, a maximum of 40 <br />percent of a site may be covered by buildings. The proposed <br />building (Phase 1) has been found to cover ± 18 percent of the site <br />in question. Including Phase 2 development, a building coverage of <br />± 36 percent would exist. Thus, the proposed development complies <br />with applicable building coverage requirements. <br />k.reen Area. The Zoning Ordinance stipulates that 10 percent of the <br />subject site area must be devoted to open space, yard and other <br />landscaped area. Approximately 37 percent of the subject site is <br />devoted to open space. As such, the Ordinance open space <br />requirements has been satisfactorily met. <br />Alluding materials. According to the Zoning Ordinance, buildings <br />erected in industrial. zoning districts must be of wood frame, <br />steel, reinforced concrete, masonry or an equivalent material. No <br />building may have pole barn type construction, nor exterior wall <br />surfaces of sheet metal. <br />
