Recommendation <br />Based fen the ensuing review, our office recommends the following: <br />1 . Approval of a minor subdivision to combine Lots 15 and 16, <br />Block 1 of the Lino Industrial Park subject to the following <br />conditions: <br />a. The applicant agree to enter into the pending replan/ <br />expansion of the Lino Industrial Park. <br />b. The applicant submit a property survey which identifies <br />existing and proposed property lines as well as proper <br />right-of-way dedication for realigned Apollo Drive. This <br />item should be subject to further comment by the City <br />Engineer. <br />c. The City Engineer provide comment in regard to the need <br />to establish drainage and utility easements. <br />d. Comments from other City staff. <br />2. Approval of site and building plans subject to the following <br />conditions: <br />a. Colors of proposed building material finishes be <br />specified and approved by the City. <br />b. Noise levels emitted from the proposed manufacturing <br />facility do not constitute a nuisance as defined by the <br />City Code or exceed applicable PCA standards. <br />c. The number of facility employees is specified to confirm <br />compliance with off-street parking requirements. <br />d The site plan is modified to identify all off-street <br />loading areas. <br />e. All trash handling areas are identified on the site plan. <br />f . All trash handling equipment is contained in a closed <br />container. <br />g The site plan is revised to illustrate all exterior <br />lighting locations. Per the Ordinance, all lighting used <br />to illuminate an off-street parking area must be arranged <br />to reflect light away from adjoining property. <br />h. The applicant submit a signage plan specifying sign <br />height, size, etc. The sign plan will, be subject to City <br />approval. <br />2 <br />
