To accommodate the proposed development, it is <br />necessary to combine Lots 1S and 16, Block 1 of the Lino Industrial <br />Park. According to Section 1001.02 (13) of the Subdivision <br />Ordinance, a minor subdivision is defined as a subdivision which <br />results in four or fewer parcels from one or two existing parcels. <br />As such, the proposed lot combination qualifies as a minor <br />subdivision subject to applicable processing requirements. <br />Indugt .ial Park ? �p1 .t.6. The City of Lino Lakes currently has plans <br />to replat a portion of the Lino industrial Park and expand to the <br />southwest. The plan basically involves the realignment ent of Apollo <br />Drive and reconfiguration of several existing lots. The park <br />expansion will, however, have minimal effect on the subject <br />property. As a condition of minor subdivision approval, the <br />applicant should agree to enter into the pending replat of the <br />industrial park. <br />$ubmi,ssion Requirements. As a condition of minor subdivision <br />approval, the applicant should submit a property survey which <br />identifies existing and proposed property lines, as well as proper <br />right-of-way dedication for realigned Apollo Drive. <br />Easements, Currently; no drainage and utility easement exists <br />between Lots 15 and 16. As such, easement vacation will not be <br />necessary. <br />Property Conff raon It should be noted that the existing <br />dimensions of Lots 15 and 16 do not correspond to the dimensions <br />noted on the submitted site plan. The proposed lot dimensions <br />apparently are reflective of the pending realignment of Apollo <br />Drive. As noted previously, a property survey should be submitted <br />which illustrates existing and proposed property lines. <br />LotLng_t_aLmjaporgamititAll. According to the Zoning Ordinance, lots <br />within G -I, General Industrial Zoning Districts must have a minimum <br />lot size of three acres. Currently, both Lots 15 and 16 hold lot <br />sizes of 46,0001- square feet. Thus, their combination still <br />results in a non -conforming situation. As such, all lots within <br />the industrial park exist as legal non -conformities. <br />3 <br />
