GGT- 1 2-`925 T L' E 1 3 33 4
NY €iVt As a condition of site and building plan approval, the
proposed use must be compatible with the suerounding area in regard
to noise. As such, all noise emi.tced from the subject site ;rust
not constitute a nuisance as defined by Ordinance or exceed
applicable PCA noise standards.
Oft -Street Parkin4°. According to the Zoning Ordinance, light
manufacturing facilities must provide one space for each employee
or one space for each 2,000 square feet of floor area, whichever is
greater. Utilizing the building Glee method of calculation, five
off-street parking spaces are required of the proposed
manufacturing facility as shown. below.
E.1-1ding.Size
10,000 GSP
Rat .o' ixd Spaces
1 for each 2,000 5
square feet
With a parking supply of 18 spaces (including required handicap
stall), the proposed facility appears to have ample off-street
parking. As a condition of site and building plan approval,
however, the number of facility employees should be specified so as
to ensure compliance with the City's parking standard.
Circulation. Generally speaking, the proposed circulation pattern
appears well conceived. Ample space has been provided to
accommodate service vehicle maneuvering.
Roses.._ The subject site is to be accessed via a realigned Apollo
Drive to the south. At 24 feet in width, the site's access point
compiles with maximum curb cut width requirements for off-street
parking areas.
hooding, while it appears obvious that site loading activities are
to occur to the rear of the proposed building, specific off-street
loading areas should be identified on the site plan.
Tra_ahr The site plan does not indicate the location of trash
handling facilities. As a condition of site and building plan
approval, trash handling areas should be specifically identified on
the site plan. According to the Ordinance; all waste, refuse or
garbage must be properly contained in a closed container designed
for such purposes.
Lighting. The site plan does not indicate whether lighting is to
be provided to illuminate off-street parking areas. If such
lighting is to be provided, specific light standard locations
should be illustrated on the site plan. The Zoning Ordinance
stipulates that any lighting used to illuminate an off-street
parking area must be arranged to reflect light away from adjoining
property.
5
