The Zoning Ordinance stipulates that a minimum of 10 <br />percent of the subject site area must be devoted to open space, <br />yard and other landscaped area. Approximately 48 percent of the <br />subject site is devoted to open space. Considering that the subject property <br />does not lie adjacent to any residential or commercial properties, <br />applicable landscaping requirements are considered minimal. <br />Loading activities are to occur to the rear of the proposed <br />structure and will not be visible from the adjacent right-of-way. <br />Aesthetic Comp.tibility, The Zoning Ordinance dictates that site <br />and building plans shall not be approved if such structures are <br />judged aesthetically incompatible. As shown on Exhibit E, the <br />proposed manufacturing facility is to be finished in painted rock <br />face block with a painted horizontal accent stripe. The <br />structure's roof will not be visible. <br />While the proposed building materials conform to industrial <br />building type standards set forth within the Ordinance and appear <br />acceptable, it is recommended that finish colors be specified to <br />ensure area compatibility. <br />4 <br />
