D E S_ I G N• Sul A R K E T RESEARC <br />MEMORANDUM <br />TO: Lino Lakes Planning Commission <br />FROM: Bob Kirmi.s/A1an Brixius <br />DATE: 12 October 1993 <br />RE: Lino Lakes - Behms Century Farm <br />FILE NO: 194.01 - 93.06 <br />The Behms Century Farm developer is requesting that the Linp Lakes <br />Planning Commission informally discuss their previous request for <br />a rezoning, Comprehensive Plan amendment, and subdivision. As an <br />agenda discussion item, no formal action will be taken on any <br />applications, rather the developer hopes to have a broader <br />evaluation of the land use objectives for this area of Lino Lakes. <br />The Behms proposal calls for the creation of approximately 160 <br />single family lots developed upon a 95 acre tract of land located <br />north of County Road 153 (Lilac Street) and east of County Road 531 <br />(Sunset Road) . This effort has been specifically prompted by a <br />concern as to whether the development of Behms Century Farm, which <br />will require sanitary sewer service, is in the City's best interest <br />at this particular time. <br />In considering of the Behms Century Farms proposal, the following <br />general questions are raised for the Planning Commission's <br />consideration. The questions are broad in nature and deal with the <br />general planning objectives of the City. <br />1. WHAT ARE TEE LONG RANGE DEVELOPMENT OBJECTI't S FOR SUBJECT <br />AREA? <br />In evaluating the Behms development proposal, the City should <br />consider what uses and development densities may be <br />appropriate within the subject area for both the short and <br />long term.
