Metropolitan Council Environmental Services <br />(MCES) , 6290 Ware Road, Site Plan Review <br />This case involves a •request to construct a building resembling a <br />single family home on Outlots A and B of the Pine Ridge 3rd <br />Addition that will house a MCES Sanitary Sewer Lift Station. The <br />construction of this Sanitary Sewer Lift Station is critical in <br />order to handle increasing sanitary sewer needs for the City of <br />Lino Lakes. Construction of this project was originally <br />anticipated for late 1995 and is now expected to be complete in the <br />fall of 1996. The MCES has already held public hearings and <br />neighborhood meetings concerning the construction of the force main <br />that will service this lift station and actual construction of the <br />main is anticipated in the near future. The force main will run <br />south on Ware Road and then west on Co. Rd. J. (Ash Street) to <br />approximately Lexington Avenue where it will connect with an <br />existing interceptor.` <br />This item is being presented to the Council for review as any <br />construction, other than single family, in an R1 -X Zoning District <br />requires a site plan review. <br />SITE EVALUATION: <br />The proposed construction will consist of a building approximately <br />1100 square feet in area very similar to a single family home. It <br />will include the appearance of a double garage, driveway, extensive <br />landscaping, and brick facade on the structure. The structure will <br />be located on Outlot A of the Pine Ridge 3rd Addition, however, a <br />portion of the underground utilities will extend onto Outlot B. <br />The MCES has purchased both outlots for this construction and <br />intends to keep Outlot B as a vacant parcel to help buffer the <br />building from adjoining properties. <br />The Planning & Zoning Board reviewed this item at their March 13, <br />1996 meeting and recommended approval of the site plan review with <br />:he following conditions: <br />Proper building permits be obtain prior to construction. <br />The landscaping plan include evergreen plantings <br />
