park requirement. As a condition of final project approval, the applicant must meet Park <br />and Recreation Board recommendations outlined in the Exhibit H. <br />Landscaping/Vegetation. As shown on the existing site survey, a significant amount of <br />vegetation exists upon the subject property. Implementation of the proposed concept plan <br />would necessitate the removal of numerous trees. A very significant amount of trees are <br />removed to accommodate both school building and recreation facilities. <br />It is recommended that tree preservation be emphasized in the following areas: <br />a. Existing trees along the industrial site northeast of the property to adequately <br />provide screening to the adjacent use. <br />b. Existing Pine trees along the south property line and south of the baseball field be <br />preserved to provide a buffer and prevent stray balls from entering Elm Street. <br />c. It appears that ct. <br />coniferous trees and shrub massing have not been proposed on the plan. The final <br />landscape plan will need to address the following: cf'-,. <br />% <br />a. Overall concept of the landscape plan; <br />b. Screening of middle school from residential areas; <br />c. Appropriateness of plaitmaterial location, and <br />d. Type, quantity and spacing of proposed plant materials. <br />Art effort ii a made to preserve existing trees in is many places as possible, particularly <br />between the athletic use areas to provide shade. <br />A final landscaping plan must be submitted for final approval which satisfies this provision <br />of Zoning Ordinance and site requirements. <br />t <br />Fence. A six feet high fence is proposed along the south and -eget property line. Further <br />a fence is proposed enclosing the soccer/football field. It is recommended that sufficient <br />fencing be provided around the softball/baseball field to prevent stray balls from entering <br />the adjacent right -of -ways, neighboring properties and wetland. The fence design <br />standards must comply with Zoning Ordinance requirement. This fence would prevent <br />unwanted entry of pedestrian traffic from adjacent lots.
