STAFF ORIGINATOR Mary Kay Wyland <br />DATE March 8, 1996. <br />TOPIC <br />Progressive <br />Engineering, 450 Apollo Drive, <br />Site Flan'Review/Minor Subdivision <br />Progressive Engineering is planning to construct a 16,000 square <br />foot office/manufacturing facility in the Apollo, Business Park on <br />a parcel of property approximately 2.26 acres in size. The <br />property is Zoned General Industrial and will he located <br />immediately south of the Fogerty/Custom Remodelers site. Along <br />with the site plan review, the developer is requesting approval of <br />a minor subdivision for this 2.5 acres parcel. A survey for this <br />project is currently being prepared and will be available for <br />Council review. <br />The City's Economic Development Department has been working with <br />Progressive Engineering and would recommend approval of the <br />proposed site ,plan and minor subdivision. The Company is owner <br />occupied and has been located in Blaine for the last 15 years. <br />They have a proprietary design for optical coating systems and <br />contracts with companies such as Unisys and Federal Cartridge. <br />Progressive Engineering employs 20 people at this time and would <br />plan on adding approximately 2 employees per year. A future <br />expansion area is indicated on the plan and is Planned within the <br />next five to ten years. <br />SITE PLAN REVIEW: <br />SETBACKS: The proposed building meets or exceeds the setback <br />requirements established by the Zoning Ordinance for the building <br />and the parking area. In addition, the building will be <br />sprinkiered as required by the ;UBC. <br />ING HEIGHT: The proposed structure will be 20' in height <br />which is below the 45' maximum height allowed in the GI Zoning <br />District. <br />Aminimum green area of 10% is required by the Zoning <br />ce and will be exceeded in this proposed construction. <br />ING: A landscape plan has been provided and will be <br />subject to review by the City Forester prior to issuance of any <br />building permits. Staff would encourage additional evergreen type <br />plantings on the 35W side of the project. <br />iTIC COMPATIBILITY: The exterior of the proposed constructed: <br />indicated as painted rockface block with a single score brick <br />ccent. A unique entrance design is planned with a curved frit <br />reatment to the building. Color selections are planned earth <br />
