COUNCIL MEETING MAY 22, 1995 <br />square foot shop/office. <br />Rehbein Transit provides transportation services to the <br />Centennial School District. The School District's expansion <br />plans will require the need for approximately 40 more buses to be <br />stored at this site. The proposed construction will provide <br />interior storage for these buses. <br />The City's Economic Development Authority Advisory Board has <br />reviewed the site plan. The applicant has indicated that the <br />exterior, although metal, will contain brick treatment along the <br />front of the building similar to that which exists on the <br />office/shop building. Additionally, they do plan to upgrade the <br />front of the existing pole building with the overall color scheme <br />in earth tones. <br />City staff has reviewed the request. The proposed construction <br />meets the setback requirements, building height standards and <br />green space requirements. The existing on-site septic system is <br />located to the north of the existing buildings and should not be <br />affected by the proposed construction. The Planning and Zoning <br />Board and staff recommend approval of the site plan review with <br />the following conditions: <br />1. Proper building permits be obtained prior to construction. <br />The Fire Chief has reviewed the plans and indicates that a <br />sprinkler system will be required in the new building. <br />2. All buildings on site must be coordinated as to color scheme <br />and brick treatment. Building plans are to be submitted <br />prior the building permit review. <br />3. A 15 foot easement for trail purposes is to be provided <br />along the front property line connecting with the Fox Trace <br />trail immediately south of the Rehbein Transit site. The <br />trail shall be graded and rocked per City trail standards. <br />The City will provide bituminous surfacing in the fall of <br />1995. <br />4. Landscaping shall be reviewed and approved by the City <br />Forester prior to issuance of building permits and shall <br />include treatment of the fuel storage area and front <br />property line. The plan shall be modified to provide <br />screening that coordinates with the trail system. It is <br />suggested that plantings be grouped rather than evenly <br />disbursed. <br />5. The additional parking area noted on the plan dated May 26, <br />1994 shall be provided with a dustless, durable surface <br />PAGE 18 <br />
