This approval is subject to compliance <br />with the following conditions from the August 5, 1994 staff report: <br />1. The applicant provide a revised preliminary plat in which no <br />interior lot is less than 85 feet wide and corner lot 105 feet <br />wide. <br />In response to Condition #1, Lots 39 and 40 of Block 5 must be <br />increased to an 85 foot lot width. You should note that City <br />staff will confirm all lot widths in our review of the final <br />plat when more precise lot dimensions are available. <br />2. For selected lots impacted by wetlands, the City may allow <br />some lot area flexibility provided the gross lot area exceed <br />12,825 square feet and the buildable lot area exceed 10,800 <br />square feet. <br />In review of the preliminary plat, all lots not affected by <br />wetlands must meet the R -1X lot area standards of 12,825 <br />square feet. This will be verified in final plat review.
