You must demonstrate the buildability of Lot 6, Block 4. <br />House pad location should be illustrated along with a <br />variety of housing styles that may be appropriate for the <br />lot configuration and required setbacks. <br />b. The forthcoming final plat include ten foot wide utility <br />easements centered on rear and other lot lines. Drainage <br />easements should also be placed over the site's wetlands. <br />This item should be subject to further comment by the <br />City Engineer. <br />c. The final plat must comply with Park Board recommendation <br />with regard to trail dedication and locations. <br />d. A grading and drainage plan is submitted subject to <br />review and approval by the City Engineer. Final grading <br />and drainage plans must be submitted reflecting the 115 <br />lot subdivision includes the aforementioned required <br />changes. <br />e. A utility plan is submitted subject to review and <br />approval by the City Engineer. Final utility plans must <br />be submitted for review. <br />f. A phasing plan -has been submitted subject to City <br />approval. You have submitted a phasing plan. This plan <br />should outline the time schedule for implementing each <br />phase. Recognize that the City will be incorporating <br />this phasing plan into your development agreement. <br />Comments of other City staff. <br />You will be required to abide by the comments and <br />recommendations offered by the City Engineer and the Rice <br />Creek Watershed District. <br />5. Trappers Crossing must submit a landscaping or fencing plan <br />that addresses the periphery of the plat. <br />This plan should illustrate means for discouraging trespassing <br />onto adjacent rural/large lot properties. I have attached a <br />letter from the property owner adjoining Trappers Crossing <br />which expresses their desire for boundary line fencing. I <br />would suggest discussing your ideas with the affected <br />neighbors in an attempt to address their needs. <br />
