Mary Kay vJy laud <br />FROM: Bob Kirmis <br />DA l'E: 24 February 1995 <br />RE: Lino Lakes - Clearwater Cry Rezoning/Preliminary Plat <br />FILE NO: 194.01 - 94.07 <br />At your request, we have conducted a review of the revised Clearwater Creek preliminary plat <br />dated 8 February 1995. The revised preliminary plat proposes 153 single family lots over a <br />112.9 acre site, located east of Interstate 35E and south of Cedar Street. Such ptnposal contrasts <br />the previous preliminary plat submission dated 26 September 1994, which proposed 157 lots <br />upon a 121 acre site. <br />The proposed subdivision will open a new area of Lino Lakes up for development, The <br />successful development of the residential plat will offer the City the opportunity to provide <br />municipal utilities to the I-35/County Road 14 interchange area opening areas of commercial and <br />industrial zoning up for economic development.
