PLANNING & ZONING BOARD <br />OCTOBER 11, 1995 <br />5. The parking area shall be constructed <br />according to City Standards with concrete curb, <br />gutter bituminous paving and handicapped spaces as <br />required by the ADA Rules and Regulations. <br />6. Roof top heating and ventilating units shall <br />be properly screened. <br />7. Prior to issuance of any building permits the <br />City shall review and approve a Minor Subdivision <br />for this site. If for any reason the Minor <br />Subdivision is not approved by the City, this site <br />Plan Review shall become null and void. <br />Mr. Johnson inquired if the sign will note the building <br />or individual tenants. Ms. Wyland noted that has not <br />yet been decided. <br />Mr. Wessel indicated this project will be very visible <br />from Highway 35W and Apollo Drive. <br />Mr. Darrell Anderson, architect for the project reviewed <br />the building design. He indicated they are proposing a <br />"U" shaped building. Mr. Anderson indicated in regard <br />to signage, they would be presenting a sign plan at a <br />later date. <br />Mr. Anderson indicated the site plan has been designed <br />to meet all the City ordinances. <br />Chair Schaps inquired if the company has a customer base <br />in mind for the portion of the building that will be <br />leased out. Mr. Bill Fogerty indicated no specific <br />business have been marketed, but they would be oriented <br />to businesses permitted in the area. Mr. Fogerty noted <br />the building would be similar to the small business <br />center on Highway 35W and County Road D in New Brighton. <br />5 <br />
