c4;\1(`)00t(0*— <br />AGENDA ITEM' 9 A <br />t Q. jNQS (x <br />w\, N tJe•sc-a <br />STAFF ORIGINATOR Mary Kay Wyland w\-Ao is t <br />DATE October 18, 1995 <br />TOPIC <br />95-27-S, Fogerty/Custom Remodelers, 475 Apollo <br />Drive, Site Plan Review <br />Mr. Bill Fogerty is requesting site plan review for a 32,000 square <br />foot office/warehousing facility in the Apollo Business Park. <br />site is just south of UDOR on approximately three acres. e <br />Apollo Business Park is Zoned General Industrial r qu ring a <br />minimum lot size of 1 acre with 100 feet of frontage. <br />Our Economic Development Department has reviewed this request and <br />recommends approval. TIF Financing is to be provided for <br />development of the site. Additionally, a minor subdivision will be <br />reviewed by the Planning and Zoning Board and City Council in <br />November. Site Plan review is before the Council at this time to <br />facilitate the TIF Financing arrangements that are necessary for <br />the development. <br />SITE PLAN REVIEW: <br />Setbacks: The proposed building meets or exceeds the setback <br />requirements for the General Industrial District which are: <br />50' on the front - for building <br />15' on the rear - Of <br />10' on the side - 11 <br />15' on front for parking area <br />10' on side for parking area <br />5' on rear for parking area <br />Building Height: A maximum height of 45' is allowed in the GI <br />Zoning District. The proposed building will be approximately 20' <br />in height. <br />Green Area: A minimum of 10% green area is to be provided with a <br />maximum building coverage of 40%. The proposed building, at 32,000 <br />square feet, will cover approximately 24% of the site. Adequate <br />green area is provided on site. <br />Landscaping/Buffering: A landscape plan has been provided which <br />indicates a 10' (minimum) stand of evergreens screening the loading <br />dock on the freeway side of the building. This stand of trees must <br />fully Screen the loading dock but not block the drainageway. The <br />landscape plan is subject to the review and approval of our City <br />Forester. <br />Aesthetic Compatibility: The proposed construction has been <br />reviewed and approved by the EDAB Board for aesthetic <br />compatibility. The exterior is proposed as a combination smooth <br />block, rock face block and metal coping along the roof line. The <br />block will be painted with a contrasting color window treatment on <br />the smooth block surface. <br />
