Has submitted a request to construct a 48 unit elderly <br />residential development upon a 13.6 acre site located east of Sunset Road between Interstate 35W <br />and Elm Street (County Road 12). The development itself consists of four 12 unit multiple family <br />structures and ten single family residential lots. <br />In August of 1992, the City approved an elderly multiple family development that included 90 <br />units upon the subject site upon condition that final site plans be submitted and approved by the <br />City. The proposal now being considered has been down scaled from that conditionally approved <br />development proposal. Single family homes are now being proposed on the western one-half of <br />the property. <br />To accommodate the proposed development, the following approvals will ultimately be necessary: <br />1. Rezoning of the western portion of the site from R-4, High Density Residential/PDO to <br />R-1, Single Family Residential. <br />2. Preliminary plat. <br />3.
