STAFF ORIGINATOR
DATE
TOPIC
AGENDA ITEM 5
Mary Kay Nyland
May 18, 1995
PUBLIC HEARING -
6298 Hodgson Road,
Plan Review
E
95-17-C, Rehbein
Conditional Use Pe
02_
,&-ke•AG
ransit,
it/Site
Rehbein Transit is requesting a Conditional Use Permit and Site
Plan Review to allow the construction of a 24,075 (107' x 225')
square foot metal sided pole barn for the storage of buses. The
site currently contains an existing bus storage building f 12,950
square feet and a 5,940+ square foot shop/office. The pr erty is
Zoned General Business and is located at 6298 Hodg on Road
(immediately north of the Fox Trace Development).
According to the City Zoning Ordinance, Sec. 5, Subd. 4.
"Pole barn construction and sheet metal exteriors may
permitted in all commercial, industrial and public
semi-public zoning districts as a conditional use un
the following circumstances:
(iii)
be
er
(a) The new pole barns are accessory structures used or
storage of boats, lumber and building supplies, nd
buses."
Rebhein Transit provides transportation services to the Centennial
School District. The School Districts' expansion plans will
required the need for approximately 40 more buses to be stored at
the Rehbein site. The proposed construction will provide interior
storage for these buses.
The City's EDAB Board has reviewed the site plan. The applicant
has indicated that the exterior, although metal, will contain brick
treatment along the front of the building similar to that existing
on the office/shop building. Additionally, they do plan tq upgrade
the front of the existing pole building with the overall color
scheme in earth tones.
City Staff has reviewed the request and would comment that the
proposed construction meets the setback requirements, building
height standards, and green space requirements. The existing on-
site septic system is located to the north of the existing
buildings and should not be affected by the proposed construction.
We would recommend approval with the following conditions:
1. Proper building permits be obtained prior to construction.
The Fire Chief has reviewed the plans and indicated that a
sprinkler system will be required for the new building.
2. All buildings on site must be coordinated as to color
scheme and brick treatment. Plans to be submitted at time of
