A 15' easement for trail purposes is to be provided along <br />the front property line connecting with the Fox Trace Trail <br />immediately south of the Rehbein Transit Site. The trail <br />shall be graded and rocked per City Trail standards. The City <br />will provide bituminous surfacing in the Fall of 1995. <br />4. Landscaping shall be reviewed and approved by the City <br />Forester prior to issuance of building permits and shall <br />include treatment of the fuel area and front property line. <br />The plan shall be modified to provide screening that <br />coordinates with the trail system. It is suggested that <br />plantings be grouped rather than evenly disbursed. <br />5. The additional parking area noted on the plan dated 5-26-94 <br />shall be provided with a dustless, durable surface (gravel is <br />acceptable). <br />6. Grading of the site shall be reviewed and approved by the <br />City Engineer. Future increase in impervious surfaces shall <br />require review and approval of the City Engineer. <br />7. Timing of the proposed construction must be coordinated <br />with the trunk watermain project to be constructed this <br />summer. <br />A berm <be <br />designed and provided along Hodgson Road. This <br />o <br />berm shall be incorporated into landscaping and trail plan. <br />The Planning and Zoning Board recommended approval of this <br />Conditional Use Permit and Site Plan Review with the addition of <br />condition No. 8 above. <br />OPTIONS <br />1.
