AGENDA ITEM 3 C <br />4/ gipt- <br />STAFF ORIGINATOR Mary Kay Wyland <br />DATE April 21, 1995 <br />TOPIC 95-11-S, Nol-Tec, XXX Apollo Drive, Site Plan <br />Review <br />Nol-Tec Systems, Inc. is requesting site plan review for a 16,256 <br />square foot building to be located in the Apollo Business Park. <br />9,216 sq. ft. is intended as office and 7,040 sq. ft. as shop area. <br />They currently employ 35 people. Phase II of their construction <br />consists of a proposed 7,680 sq. ft. of office space and 7,040 sq. <br />ft. of shop area. The property is Zoned General Industrial and <br />consists of 3 acres in size. Nol-Tec Systems is an engineering and <br />light assembly company. <br />The City's EDAB has recommended approval of the site plan as <br />indicated in their attached report. <br />Site and Building Plan Review: <br />Setbacks: The proposed building meets the setback requirements of <br />the Zoning Ordinance for a General Industrial District. <br />Building Height: The Zoning Ordinance provides a maximum heght of <br />45'. The proposed building will be 24' in height. <br />Green Area: The Zoning Ordinance provides a minimum of 10% green <br />area. The proposed construction, including Phase II, meets the <br />requirement of the Code. <br />Landscaping/Buffering: A Landscaping plan has been provided which <br />indicates a combination of spruce trees, junipers and barberry <br />bushes. <br />Aesthetic Compatibility: The proposed construction is designed to <br />fit with the aesthetics required for construction in the Apollo <br />Business Park. The exterior will be insulated precast concrete <br />wall panels with random rake. An accent color will be provided. <br />Noise: As a condition of approval, the proposed use must be <br />compatible with the surrounding area in regard to noise. <br />Off -Street Parking: The developer is proposing 55 parking stalls <br />for Phase I and an addition 87 for Phase II. This should be <br />adequate according to the City's Parking Ordinance. As a condition <br />of approval, handicapped parking shall be provided as dictated by <br />the ADA Rules and Regulations. <br />Circulation and Access: Access will be provided from both 4th <br />Avenue and Apollo Drive.
