MEMORANDUM
TO: Mary Kay Wyland
FROM: Brian Wessel
DATE.• March 31, 1995
SUBJECT: No%Tec Systems Site and Building Plan Review
M..
Executive Summary
Background: Nol-Tec Systems, Inc. is an engineering and Tight assembly company
which designs pneumatic conveying systems. Nol-Tec has been located in Forest Lake
since 1983. This company has demonstrated strong and consistent growth and
wishes to purchase a 3 -acre site in Apollo Business Park (see enclosed map).
Nol-Tec is planning to build a one-story precast concrete facility consisting of office
and Tight assembly space. The company currently employs 35, and expects to
increase its workforce by 6 to 10 additional employees within the next year. Phase
I of the project will be a total of 16,256 square feet, with 9,216 square feet of office
space and 7,040 square feet of shop space. A future Phase II consists of and
additional 7,680 square feet of office space and 7,040 of shop space. Nol-Tec is
planning to complete construction by October of this year.
Recommendation: NoI-Tec is the type of established and growing business well suited
for the Apollo Business Park. The company is in agreement with the quality of
construction we are seeking in the park. The construction of this business on the city -
owned portion of the Apollo Business Park is, in the opinion of EDAAB, an excellent
use of the site and a significant step toward accomplishing its economic development
plans for the park. EDAAB recommends approval of the NoI-Tec Systems project.
