JUN -23-1995 11:29 Nnc 612 595 9837 P.05 <br />Date Comments <br />4/17/95 Applicant proposes condominium comnmon ownership of all land area by the <br />homeowners association. The Lino Lakes Subdivision Ordinance does not address <br />condominium subdivision. The Lino J alms Zoning Ordinance allows more than <br />one principal structure per lot. Staff agrees to review the application as a site plan <br />provided the applicant complies with DNR density rules, park land dedication, <br />public street requirements. <br />5/4/95 In review of the 4/17/95 application, staff recommended site plan approval subject <br />to the following specific conditions: <br />1. Typical building plans (floor plans and elevations) are submitted for City <br />review and approval. The submission of such plans is necessary to <br />determine compliance with City height and dwelling unit area requirements. <br />2. Either buildings/off-street parking areas or the proposed loop street right- <br />of-way are relocated such that all applicable 30 foot front yard setbacks are <br />satisfactorily met. If such options are not viewed as viable, a setback <br />variance may be pursued. <br />3. The City Engineer provide comment/recommendation in regard to street <br />construction standards, street lighting and street signage. <br />4. The Fire Chief provide =commendation in regard to preferable fire hydrant <br />locations. <br />5. No off-street parking is to be allowed along the development's private <br />parking area drive aisles. <br />6. The site plan is revised to designate required handicap parking stalls. <br />7. The City Park Board provide comment/recommendation in regard to the <br />adequacy of the pnuposed park land dedication. <br />8. A landscape plan is submitted which identifies the location, variety and size <br />of all proposed plantings. Special emphasis (landscaping treatments) should <br />be placed along the site's northern and western borders. <br />9. The site plan be revised to either relocate structure #11 within the confines <br />of the subject site or the property exception be added to the proposed <br />development site via minor subdivision. <br />4 <br />
