It <br />consists of 8 lots approximately 100 feet wide and 117 feet deep. <br />Several of these lots contain twin homes, including Lot 5. These <br />iota are substandard in lot area and depth according to todays <br />standards for the City of Lino Lakes. They are located in a Rural <br />Zoning District and no sewer and water utilities are available. <br />The property is indicated as Rural on the City's Land Use Map. <br />Some time between 1967 and the present, a minor subdivision (or <br />several) were approved which added 100 x 150 foot parcels to all <br />the lots in Robin -Acres, except Lot 5. Mr. Daniel Robinson is now <br />requesting a minor subdivision that would "fill in the gap". <br />The proposed subdivision would add a 100 x 150 parcel to Lot 5, <br />Robin -Acres making the parcel a total of 26,700 square feet in <br />area. Although this too is a substandard lot for the Rural Zoning <br />District it does provide additional square footage for the existing <br />twin home and an alternate site for an on site system should septic <br />problems occur. <br />The Planning & Zoning Board reviewed this item at their August 14, <br />1996 meeting and recommended approval of this minor subdivision <br />with the condition that the new parcel be legally joined with the <br />existing Lot 5, Robin -Acres, <br />1. Approve minor subdivision with condition that new parcel be <br />legally joined` with Lot 5, Robin -Acres and waive Park Dedication <br />requirement. <br />2. Return to staff for further consideration. <br />
