<br /> 2 <br />Mr. Grochala explained that Shoreview is at capacity and Lino Lakes has capacity within our <br />system to service this area. <br /> <br />Mr. Colgan stated that the Hodgson area is not a pretty intersection for entering into Lino <br />Lakes. He stated that first impressions are very important. Mr. Grochala agreed and stated <br />that the area is the third most used intersection in the city. He also noted that the City Council <br />had identified this as a priority area for redevelopment. . <br /> <br />Mr. Kohler asked if any properties are for sale on the west side of Hodgson. Mr. Grochala <br />explained that there is some interest in selling, but the current owners are content to stay and <br />operate their existing businesses. <br /> <br />No changes to the land use designation were proposed by EDAC. <br /> <br />Site 1B - Hodgson Road and Birch Street <br /> <br />Mr. Grochala explained the background and history of the site and why it is currently empty. <br />Mr. Masonick stated that it will have to be residential based on the access issues. Mr. <br />Vojtech stated that he would like to see high density residential at the site. EDAC <br />recommended the site be reguided as high density residential. <br /> <br />Site 1C - South of 62th Street from Ware Road to Holly Drive <br /> <br />Mr. Grochala explained that this site is highlighted for utility staging purposes mainly. <br />Mr. Masonick asked if 62nd Street has utilities and stated that it looks like there is a lot of <br />wetland. Mr. Grochala concurred and explained that the west half of the area is ready to be <br />served. He continued stating that there was an interest in some development but that there <br />were too many impediments and the parcels were sold as 10 acres sites and homes built on <br />them. <br />Mr. Masonick asked if utilities are being provided to those homes already on 62nd Street. <br />Mr. Grochala explained that sewer is only extended for developments with urban densities. <br />However connection is allowed if an onsite septic system is failing. <br /> <br />EDAC agreed with slitting this area for staging purposes made sense do to the large wetland <br />complex. <br /> <br />Site 2A - Sod Farms Area <br /> <br />Mr. Grochala presented the sod farm area in the NW and the current guidance for the area. <br />Mr. Colgan stated that the area will develop as the market strengthens and should require less <br />stewardship from the city in terms of facilitating development.
